REAL ESTATE TIPS FOR BUYERS

We are officially in a recession, but if you are in the market to buy a home it doesn’t feel that way. The lack of inventory and high demand for properties make this current market very hot.  We are seeing multiple offers on homes and most go under contract the first day they are available.

Here are 3 tips for buyers to be prepared to make offers and be competitive in our current market.

1. Tell your realtor you would like to read and discuss the contract that will be used to send in your offer. The goal is to make the important decisions ahead of time, so that when you find a home you love you can make an offer right away. A few key items to decide are how long you need for an inspection, when you want to close, and if using an attorney meet and discuss key items before you even see your first home.

2. If you are buying using a mortgage a pre-approval letter is a must. To be more competitive ask your mortgage broker to provide additional proof your file has been seen by an underwriter. This will improve your chances to get your dream home by indicating to the seller you are ready to close. If you are buying using cash a seller will still want to see proof that you have the funds to close on the home.

3. Offer your highest and best upfront. Most homes on the market are receiving multiple offers and you may not have a chance to go back and change your offer. The sellers are ultimately making a decision based on the first offers they receive.  The main thing to remember, right now, is to be prepared and ready to move forward quickly.  Make as many decisions regarding an offer up front that you are able, that way the only decision you will have to make while looking at homes is which one checks off most of your wants/needs.
