HOW TO SELL YOUR HOUSE IN A SELLER’S MARKET

We are currently in a seller’s market, but we still see some homes that sell faster than others.  Ever wonder why?  Currently in Palm Beach county we have a 3.3 month supply of inventory. What does that mean? It means we are in a seller’s market.  Inventory continues to be low and demand is high.  Interest rates are at historic lows, but we still see some homes that are selling faster than others.  If you are thinking of selling your home, I have three tips for sellers to get their home ready to sell.  

Sellers need to focus on three D’s: 1. Declutter 2. Deep Clean and 3. Depersonalize.   

Tip #1 Declutter –  today’s buyers are watching HGTV and their expectation is to walk into a model-like home.  Your number one priority as a seller is to declutter and stage the home to maximize your space.  It’s important to give buyers ideas on what to do in each room.  Most buyers can not visualize what to do with a space, we have to show them.  

Tip #2 Deep Clean –  If your budget is limited the best thing you can do is to deep clean your home.  A buyer wants to walk in and see a move-in ready house.  If your budget allows the number one suggestion is a fresh coat of paint.  Make sure you are using neutral paint colors such as grays, whites or beiges.  

Tip #3 Depersonalize – Put yourself in the buyer’s shoes they want to be able to walk in and imagine themselves living in the home.  The best thing you can do is to pack any family pictures or anything that shows that you are living there in order for the buyer to be able to imagine themselves in the home.  This step goes along with Tip #1 Declutter, the less things you have around the better, so plan on packing the things you will not use and putting them in a storage unit.  The garage is still an important place for buyers and they want to be able to see it.  

A little hard work before you go on the market can pay off big at the end.  It’s important to consult with your listing agent and that they have a proven marketing plan to sell your home fast and for the highest amount possible.
